Parameters Wolf Lake is a lake located near Wurtsboro, New York. The spring-fed 340 acres (140 ha) lake is a 90-minute drive from New York City.

History

Wolf Lake is a private residential lake community with a mix of year-round and seasonal residents in Sullivan County, New York. The residents own their own lots and houses plus a share of stock in Wolf Lake, Inc. which owns nearly 2000 acres of hunting, fishing and passive recreational preserve. The conservation creed of Wolf Lake is "Forever Wild". The focal point of the community, the Wolf Lake clubhouse, provides social and recreational activities for members, such as a pancake breakfast, an annual picnic, swimming events and dinners. Certified personnel at the beach area provide swimming lessons.

Third Party Deed: In addition to the buyer and seller of a lot, Wolf Lake, Inc. is a party to all deeds. The deed provides for certain covenants that run with the land and that the lots are subject to Wolf Lake, Inc's reasonable rules and regulations with the exception that any assessment to lot owners must be authorized by a vote of the majority of lot owners. The deed also grants the privilege to use Wolf Lake, Inc.'s waters and uplands.

Governance: a) Wolf Lake, Inc.is a business corporation organized under the laws of the State of New York charged with the management of lakes and forests within its domain. b) The shareholders of Wolf Lake, Inc.at its annual meeting elect a board of directors. c) The Board of Directors meets on a regular basis and the meetings are open to shareholders d) The officers are president, vice presidents, secretary and treasurer who are selected by the board of directors. e) Rules and Regulations: Wolf Lake, Inc. has enacted rules and regulations regarding the protection and use of its waters and uplands and a building code that encourages an appearance comparable with the natural surroundings.

Neighboring Property Owners: Wolf Lake's Forever Wild credo is compatible the 585 acre Wolf Brook Multiple Use Area on its western border, two private rod and gun clubs with a combined acreage of approximately 2400 acres on its southern western borders and the 6580 acre Neversink River Unique Area further to the west. Wolf Lake and its like minded neighbors control over 11,600 acres of land and have met to discuss conservation issues of mutual interest. Recreation

All activities, on the water and in the vicinity of the lake, are for Wolf Lake residents and their guests only. Water activities include sailboating, canoeing, rowing, and electric boating (the lake has a ban on gasoline-powered boats to preserve water quality). As for fishing, the lake has sunfish, freshwater bass, pickerel, perch, pike, and bluegills. The surrounding woodlands are good for hiking, mountain biking, riding ATV's, and seasonal hunting. In the winter, the woods also offer snowmobiling and cross-country skiing.
